1. DEFINE YOUR GOALS
Clearly define why you’re buying and what kind of home you are looking for.  Feeling lost?  Let’s chat over coffee to get a sense of your desired neighborhood, features and price point.  Once we’ve clearly answered these questions we’re in a better position to create an action plan and time lines for moving forward.

2. FINANCING
You don’t know what you can buy until you know what you can afford. Connect with a mortgage broker to discuss your options. We have a network of amazing mortgage professionals to help you get started.

3. SEARCH
Lets narrow down your search.  We’ll e-mail you properties that might be a good fit.  Tell us what you like and what you don’t so we can fine tune your results. 

4. GO SHOPPING
The fun part!  We’ll setup showings and open house tours to view the properties you’re interested in.  Our service goal is to provide you with most convenient showing times possible that fit your schedule.

5. OFFERS
Like marriage, home-buying is one part love, one part legal transaction, and starts with a proposal.  We’ll do our research and prepare an offer to purchase with contract conditions that make you comfortable and protect your interests.  

6. DUE DILIGENCE
We typically have 7-10 days after offer acceptance to really dig in and do our due diligence on the property. This is the time to get final confirmation on financing, do a home inspection, review strata documents and anything else that might be prudent for you. (We’ll guide you through every step)

7. DEPOSIT
After subject removal we make a deposit to secure the contract.  Funds are held in a trust account on your behalf.  5% deposit is typical, however this number can vary depending on negotiations.

8. COMPLETION
Your lawyer takes over from here to complete the transaction and transfer the funds, but we stay in constant communication to assist in any unforeseen issues that may arise.  24-48 hours after transfer of funds you get the keys to your new home!  We will always do a final walkthrough with you to make sure everything is good.

PROPERTY TRANSFER TAX
The Property Transfer tax is charged at a rate of: 1% on the first $200,000, 2% on the portion of the fair market value greater than $200,000 and up to and including $2,000,000, and 3% on the portion of the fair market value greater than $2,000,000.  Exemptions are available for first time home buyers under $500k, and partial exemptions up to $525,000 for qualifying properties.

Further, exemptions are also available for newly built homes up to $750,000

 
 

APPRAISAL FEE
Your lender may require an appraisal of the home.  This can vary from $200-$350 depending on the type of property.

LAWYER
Fees can vary; $750-$1500 is typical depending on the complexity of the transaction.

ADJUSTMENTS
You may need to reimburse the sellers for any pre-paid fees such as property taxes, utilities or strata fees.  The costs appear in the statement of adjustments prepared by your lawyer or notary.

DISBURSEMENTS
This can include fees to the Land Title Office for title registration.  These fees are approximately $300 and will appear on the statement of adjustments.

GST
5% of the purchase price, generally only applicable on new construction, however there are exceptions.

FOREIGN BUYERS TAX
20% of the fair market value if title is transferred to a foreign entity

01. DEFINE YOUR GOALS
Clearly define why you’re selling and any other things that may be important to you. What price are you expecting? Do you need to sell before you buy your next home? Are the specific dates or time lines that are important to you?

02. VALUATION
We’ll do a detailed price analysis of your home.

03. MARKETING STRATEGY
Lets game plan a strategy that’s right for you. Each home is unique and deserves a unique marketing plan. We’ll discuss with you current market conditions, active inventory, strengths and weaknesses of your property, ideal list price, time fame, offer presentations and more.

04. PRESENTATION IS EVERYTHING
Before putting your home on market, it’s important to imagine how buyers will feel when they tour it. Buyers want to feel confident that a home has been well maintained and need to be able to imagine themselves living there. We may suggest some upgrades, repairs or staging to maximize your value.

05. OFF TO MARKET
When you’re ready, we’ll put your home on market and start doing our thing. Our preference is to do frequent showings and open houses, but we will customize our showing strategy to fit your needs and schedule.

06. OFFERS
Once an interested buyer is ready to make a written offer on your property, he or she presents a Contract of Purchase and Sale. We are legally and ethically obligated to bring all written offers to you for your consideration

07. WAITING FOR SUBJECT REMOVAL
Offers will typically have a 7-10 day subject removal period after acceptance. This is the buyers time to do their due diligence such as secure financing, read strata docs and do an inspection. We continue to market your property in search of a backup offer

Should an issue arise with the buyer’s ability to remove all the subjects, you have the option of extending the subject removal date or voiding the contract

If one of the conditions cannot be met after every reasonable effort to do so has been made, the contract ends and there is no legal obligation on the part of the buyer or seller

08. DEPOSIT

SELLERS
COSTS TO CONSIDER

STAGING
As part of our services, we pay for a consulatation with an experienced staging and decorating team. The cost of the staging and decorating is typically borne by the seller or can be rolled into the commission. Costs can vary widely from $2000 for a small apartment up to $60,000+ for large luxury homes with high end staging.

COMMISSIONS
Due to the principles outlined in the Canadian Competition Act, there is no fixed commission that is charged in BC by real estate agents. Instead the province’s real estate industry follows the idea of fair and open competition, with agents deciding for themselves what they charge clients. Typical charges are 7% on the first $100,000, and 2.5% – 3.5% on the balance of the sale price plus GST. Commissions can vary depending on the deal and services needed.

MORTGAGE PENALTY & DISCHARGE
If in selling your property, you have to discharge the mortgage, you will usually have to pay a penalty and a discharge fee. The penalty usually amounts to about three months’ worth of mortgage payments, while the discharge fee is typically between $300 and $600. It’s best to check with your lender regarding your type of mortgage – open or closed – and the fees associated with closing it. Asking if your mortgage is transferrable may also be wise.

LEGAL
Fees can vary; $750-$1500 is typical depending on the complexity of the transaction.
